What you Need to Know about Purchasing Land

Are you looking to buy land to build your dream home? Before purchasing or investing in land here are a few questions you will want to ask.  

1. What are the zoning regulations and building codes for this land?

When it comes to purchasing land, you will want to know how that property is zoned. These zoning regulations will depend on the land and what it will be used for. If you are wanting to build a house, for example, it is important that the zoning allows for single-family homes. 

Finding the zoning codes and laws can be a bit tricky, this is why teaming up with a knowledgeable agent is beneficial: Your agent will research and determine which laws apply to your property.

 2. Is the land buildable?

Now that you’ve found land with the correct zoning, you will want to make sure that the land allows for development. Just because the land is categorized as residential-zoned land doesn’t necessarily mean you can build on it. There can be many reasons for this such as water or sewage access, soil, size requirements, etc. So, before you purchase the land make sure that it is completely buildable.

 3) What utilities are available for this property?

When purchasing land, you will want to know which utilities are available from the county such as: power, water, sewage and gas.  Some questions to consider are will you need a septic tank or will you need to drill a well or install a gas line? And what are the restrictions on where to install a well or sewage systems? You will also want to ask if power is available? What about running water? These are questions you will want to discuss with your agent. 

 4) Is the property easily accessible?

If you want to build a house on the land, you will need physical and legal access for use and to obtain financing. There should be present physical routes and they should be free of obstructions. The land must have legal access which will include access points coming from the road onto the property. This is important so that you know where you can put a driveway. 

 5) What additional costs could be necessary to prepare the land for living?

Other than the cost of purchasing the land, there will be additional costs before you start to build such as clearing land, road/driveway construction, running power to the property, permits for sewage. The cost will vary depending on the project and the county the land is in. Your agent will do research on infrastructure costs.
