Real Estate Appraisal

Are you considering selling or refinancing your home?  If so, you will want to get your house ready for an appraisal. The appraisal will determine the value of your property which will be the deciding factor on how much your home is worth. A certified appraiser will do a walk-thru to assess your home and many factors are considered when determining the value of your property.

If you are selling, a potential buyer will be required to get an appraiser to appraise your home in order to fund your mortgage loan. If the sale price on your home is higher than the appraisal price, the buyer will have to fork out the rest of the cost.  If the buyer cannot afford the difference, he/she will most likely ask you, the seller, to come down on the price or they may move along to the next property.  To help you prepare your home for the appraisal, we’ve compiled a helpful checklist to help you get started.

  1. Curb Appeal: Tidying up your yard could boost the value of your home. An attractive landscape will attract potential buyers. There are many simple and inexpensive ways to spruce up the landscape such as: mowing the grass, sweeping the porch, pruning back bushes, pressure washing the house/driveway, and adding a few plants or potted flowers.

  2. Take Care of Quick Fixes: Create a list of repairs in your home that can be easily fixed. Tasks like patching up a hole in the wall or replacing a cracked window pane- not only make your home more appealing but can also increase the value of your home.

  3. Deep Clean: You have most likely decluttered and cleaned when you put your home on the market, for showings, and for open houses; However, It’s also a good idea to clean again before the appraiser visits.  A house will appear to be worth more when it’s clean.  Make sure you recheck and clean areas that often get overlooked like the ceiling fan, the baseboards, window sills, door frames and don’t forget to wipe down the front door.

Additionally, an appraiser will consider current market trends, recent sales of similar properties, amenities, square footage, location, and other aspects of the home to determine your property’s value. Click here for additional effective and affordable ways to add value to your home.
